1 July 2027 - CGT discount rules change
Gains accrued before 1 July 2027 keep the 50% discount. Splitting a gain across that date is done primarily by the property's market value on the day, or by the ATO's apportionment formula.
Counting down to 1 July 2027.
How it works, in three steps
Three steps from an address to a finished report. We check we can cover the property before taking any payment, so nobody pays for a report we cannot produce.
- 1
Enter the property address
We check that address against our sales data straight away. If an estimate report cannot be built for it, you find out before you pay, while it still costs nothing.
- 2
Choose your report and pay
Pick the one the situation calls for: the automated Property Value Estimate Report, or a certified valuation signed by a certified practising valuer. The price is fixed and paid online, with no quote to chase and no phone call.
- 3
Your report arrives by email
An estimate report is produced automatically. A certified valuation is prepared and countersigned by a certified practising valuer. Either way it arrives in your inbox, ready to send to your accountant.

Compare both ways of splitting your capital gain
The ATO's formula assumes your property grew at one steady rate from the day you bought it to the day you sell. A recorded market value at 1 July 2027 beats it where the property grew faster before that date than that steady rate. The calculator runs both on the same figures, and it says so when the ATO formula wins.
Front-loaded growth favours a recorded value. Slow-then-fast growth favours the ATO formula, and for those owners a paid report would be money wasted.
Questions people ask before they order
Straight answers, including the ones that talk some people out of buying.
Is a Property Value Estimate Report the same as a valuation?
No. A Property Value Estimate Report is an automated estimate. It is not a professional valuation and no certified practising valuer signs it. Where the ATO, an auditor or a court is involved, order the certified tier instead. That one is prepared and countersigned by a certified practising valuer.
What does it cost?
Our prices are not published on the site yet. Every report is a fixed price, paid online, and you see it in full before you pay - there is no quote to chase and no phone call. Order the Property Value Estimate Report first and what you paid for it is credited toward a certified valuation on the same property ordered within 30 days.
How long does a report take?
An estimate report is produced automatically. A certified valuation is prepared and countersigned by a certified practising valuer. The timing for your report is confirmed at the point of order.
Can I order a value as at 1 July 2027 now?
Yes, as a booking. You pay now and the report is finalised after 1 July 2027, because a market value at that date does not exist until the date has passed. Your confirmation states the date your report is prepared for.
