Retrospective valuations for deceased estates, family law and historic CGT events
Retrospective property valuation: what your property was worth at a past date
A deceased estate, a family law settlement or a CGT event years ago needs a defensible market value as at the date it happened, not a figure for today. A certified practising valuer prepares and countersigns one from the sales evidence of that period, Australia-wide. You can also book a figure as at 1 July 2027 now: you pay today and the report is finalised once that date has passed.
- Signed by a certified practising valuer
- Any past valuation date
- Written for an auditor, the ATO or a legal matter

Questions people ask before they order
Straight answers, including the ones that talk some people out of buying.
When should I not buy a report?
When the ATO time-apportionment formula already gives you the better answer, which is common for a property that grew at a fairly steady rate across the years you held it. Run your own figures through our free calculator first. If it tells you a recorded market value would not help you, believe it and keep your money.
What do you keep about me, and for how long?
Order and report records are kept for seven years after the transaction, because tax law requires it, and are then deleted or de-identified. The privacy policy on this site sets out the full picture: what we collect, who it goes to and how to ask for a copy.
Will the ATO accept it?
The ATO expects a market valuation to be objective and supportable, and for a matter of any size that usually means one prepared by a certified practising valuer, which is the certified tier. A Property Value Estimate Report is an estimate for your own planning, not a valuation to lodge. Confirm what your situation needs with your accountant.
