Terms of sale

Last updated 28 August 2026

These are the terms for buying a report from Instant Property Valuations, and for using this website. They are written in plain language on purpose: if a sentence here is unclear, ask us before you order.

About these terms

These terms are an agreement between you and Instant Property Valuations (we, us, our). Placing an order means you accept them as they stand on the day you order, and the version you accepted is the one that applies to that order. Nothing in these terms takes away a right the Australian Consumer Law gives you.

The two reports

We sell two different documents, and these terms turn on the difference between them.

  • A Property Value Estimate Report is produced by an automated process from comparable sales and market data. It is an estimate. It is not a valuation, it is not prepared, reviewed or signed by a valuer, and it should not be used where a certified valuation is required.
  • A certified valuation is prepared and countersigned by a registered practising valuer. It is that valuer's independent professional opinion of the property's market value at the date stated on it.

Each report relates to a single property and a single assessment date, both stated on the report.

Coverage is checked before you pay

Not every property can be supported. Before payment is taken we check whether we can prepare the report you are asking for, using the property details you give. If we cannot, you are told then and no payment is taken.

Prices and payment

Prices are shown in Australian dollars at the time you order, and where GST applies the price shown includes it. Payment is taken before the report is prepared, through an external payment provider named at checkout. Your card details go to that provider, not to us.

Orders for a future valuation date are bookings

A report can only assess value at a date once that date has arrived. The market value of a property at 1 July 2027 does not exist as a fact before 1 July 2027: anything sold earlier as that value would be a forecast, and we do not sell forecasts dressed as reports.

So an order placed before its assessment date is a booking. You pay when you order, which fixes your price and your place in the queue, and the report is prepared after the assessment date, once the sales evidence for that date exists. We say this plainly at the point of order, and you can cancel a booking for a full refund at any time before we begin preparing the report.

Delivery

Reports are delivered by email, as a link to your report, to the address you gave when ordering. There is no account and no password: the link is your access. Keep your email address current with us and tell us straight away if it changes. The expected timing for your report is stated when you order.

What you give us must be right

A report is only as good as the property details it is built on. You are responsible for the accuracy of the address and property details you provide. If a report is wrong because the details given to us were wrong, that is not a defect in the report. Contact us and we will tell you what a corrected report involves in your case.

What a report may be used for

Each report states its purpose and who may rely on it. A Property Value Estimate Report is for your own information and decision making. A certified valuation may be relied on, for the purpose stated on it, by the people named on it. Neither document is financial, legal or tax advice, and no report can guarantee acceptance by a lender, a court, the ATO or any other body: acceptance is always that body's own decision.

Cancellations, refunds and your consumer rights

  • You can cancel a booking for a full refund at any time before preparation of the report begins.
  • If we accept an order and then cannot deliver the report, you get a full refund.
  • Reports are prepared on demand for your property and your date, so once a report has been delivered there is no refund for change of mind.
  • None of this limits the Australian Consumer Law. Our services come with guarantees that cannot be excluded, and if a report fails to meet them you are entitled to the remedies that law provides, which can include a corrected report or a refund.

Intellectual property

The report you buy is yours to use: keep it, print it, give it to your accountant or to the people it names. What you may not do is republish it, resell it, or strip the data out of it to build something else. Everything else on this site, including the copy, the calculator and the report formats, belongs to us.

Using this website

The content of this site is general information, not advice, and the disclaimer forms part of these terms. Do not scrape the site, probe it for weaknesses, or use it to mislead anyone.

Our liability

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy under the Australian Consumer Law or any other law that cannot be excluded. Beyond what those laws preserve, our liability in connection with a report or this site is limited to supplying the report again or refunding what you paid for it, and we are not liable for indirect or consequential loss, such as lost profit or a missed opportunity, or for decisions made on a report used outside its stated purpose.

Privacy

How we handle your personal information is set out in the privacy policy, which forms part of these terms.

Changes to these terms

We can change these terms for future orders at any time, by publishing the new version here with a new date at the top. The terms that apply to an order you already placed are the ones you accepted when you placed it.

The law that applies

These terms are governed by the laws of New South Wales, Australia, and disputes belong to the courts there. That clause matters less than this one: if something has gone wrong, contact us first and give us the chance to fix it.
