This page draws the lines around what this site and its reports are, and what they are not.
General information, not advice
Everything on this site is general information. It does not consider your objectives, financial situation or needs, and it is not tax advice, legal advice or financial advice. Before acting on anything you read here, including any decision driven by the capital gains tax changes, talk to a registered tax agent, a solicitor or a licensed financial adviser who can consider your circumstances.
The information on this site
The information here is provided in good faith. It can contain errors, and it can fall out of date as law, guidance and markets move. We do not warrant that any of it is accurate or complete, and it should be checked against its source before anyone relies on it. What we DO stand behind is the reports we sell, on the basis set out in the terms of sale.
The tax content
Pages on this site describe the capital gains tax changes taking effect on 1 July 2027 as we understand them at the date shown on each page. Tax law and ATO guidance can change, transitional rules have detail this site does not reproduce, and how any rule applies depends on facts we do not know about you. Check anything that matters against the ATO's published guidance or with your adviser before relying on it.
The free calculator
The free CGT calculator does arithmetic on the numbers you type into it, using the assumptions stated beside it. Its output is an illustration. It is not a calculation of tax you owe, not a prediction of your property's value, and not advice. Your actual tax position depends on your circumstances and on figures the calculator does not ask for.
Estimate reports
A Property Value Estimate Report is produced by an automated process from comparable sales and market data. It is an estimate, not a valuation: no valuer prepares, reviews or signs it. Automated estimates carry real limits. Data can be incomplete or dated, unusual properties fit models badly, and an estimate can differ materially from what a property would actually sell for. Where a valuation is required, what you need is a certified valuation.
Certified valuations
A certified valuation is the independent professional opinion of the certified practising valuer who countersigns it, formed at a specific date for a stated purpose. It is an opinion of market value, not a promise of a sale price. And no one can guarantee that any authority, lender or court will accept any document: that decision always belongs to the body you give it to.
No professional relationship
Reading this site does not make you a client. Nothing here creates an adviser relationship, a valuer and client relationship, or any duty beyond the ones the law implies. A relationship with us begins when you order a report, and it is defined by the terms of sale.
Links to other sites
Where this site links elsewhere, including to the ATO, the link is there for convenience. We do not control those sites and are not responsible for what they say.
Your rights, and the law that applies
Nothing on this page excludes, restricts or modifies any guarantee, right or remedy under the Australian Consumer Law or any other law that cannot be excluded. Where liability can lawfully be limited, it is limited to the extent the law permits. This page states the limits of what we offer; it does not shrink the law.
This page is governed by the laws of New South Wales, like the terms of sale. How personal information is handled is a separate document: the privacy policy.
