Questions people ask before they order
Straight answers, including the ones that talk some people out of buying.
Who prepares the certified valuation?
A certified practising valuer prepares and countersigns it. Their registration number is printed on the report.
What is the difference between the two reports?
A Property Value Estimate Report is an automated estimate for an owner's own planning. It is not a professional valuation and no certified practising valuer signs it. A certified valuation is prepared and countersigned by a certified practising valuer, and it is the tier built for an ATO position, an SMSF audit or a legal matter.
Will the ATO accept it?
The ATO expects a market valuation to be objective and supportable, and for a matter of any size that usually means one prepared by a certified practising valuer, which is the certified tier. A Property Value Estimate Report is an estimate for your own planning, not a valuation to lodge. Confirm what your situation needs with your accountant.
